IEQ Investigation

If you are an office or property manager, attorney, insurance company adjuster, health and safety commissioner, contractor, or other professional involved in an indoor environment quality issue potentially involving water incursion and mold or other microbial contamination and require guidance, contact us.

We can come out and do an initial preliminary visual assessment on all accessable areas of concern, and offer advice on what needs to be done. After the initial inspection, we can write up a proposal on scope of work that should take place to help remedy the situation. This may involve coming out again and collecting air, surface, or bulk samples (if warranted) to see what types of microorganisms may be causing a quality issue. The proposal will address the source of moisture that needs to be fixed and recommend the type of remediation work that should be done in specific locations to either clean or remove and replace impacted materials. If the specifications in the proposed scope of work are agreed to, the next step may involve oversight of the remediation contractors during key times, to ensure they are following or have followed the scope of work. Oversight can also reveal any hidden areas that were inaccessable initially (i.e., wall cavity, studs, floor joists, etc.) that may require additional remediation work as well. Once the remediation work is complete, a post remediation verfication (PRV) may be needed to ensure that everything was cleaned and/or replaced according to the scope of work, and all agreed to criteria that must be met, indeed, have been, in order for it to be successful. If required, the PRV and its passing criteria would also be addressed in the initial proposed scope of work. The PRV typically involves a visual assessment with photographs. It may also involve a few surface or air samples to validate the visual assessment. Sampling may be deemed necessary by the client as an added layer of protection to know the remediation work was successful in resolving the indoor environment quality issue.

Besides IEQ investigations, we can also do simple routine air monitoring a few times throughout the year in your office space or work environment to ensure your Hepa filtered HVAC system is working properly and that mold is not growing on dust particles that may have accumulated within the ductwork of your HVAC system. This would involve taking spore trap air samples close to the supply air vents within areas having high occupancy or traffic. Such a monitoring program is considered as preventative maintenance and it lets your employees know that you are taking extra measures to help keep them healthy within their work environment.
